Alone on its own hill

The Sunny Hill occupies an entire headland above the coast at Bo Hin. Jungle screens it on every side, the land falls away to the sea in front, and the single drive that reaches the gate serves this property and nothing beyond it. There is no neighbouring building with a line of sight into the estate, no public path along the ridge, and no passing traffic — because there is nowhere for traffic to pass to.

That is an unusual thing to be able to say, and it is the reason most of our returning guests give for coming back.

Where the cameras point

We would rather be specific than reassuring. There are security cameras on the property, and they all face outward: the approach road, the gate and the car parking area. Their job is to watch the boundary, not the guests. None of them overlooks a pool, a terrace, a balcony or a window, and there are no cameras of any kind inside the villas.

The only people here are the ones you brought

Book The Private Estate and the whole hilltop is closed to everyone else for the length of your stay — three residences, every pool and terrace, up to 24 guests, one party. We do not sell a second villa alongside you, and there is no reception, no bar and no other guests wandering past.

And nobody enters a villa without prior agreement. Pool and villa cleaning times are fixed with you in advance rather than dropped on you — there are no surprise visits, no staff letting themselves in, no housekeeping trolley appearing while you are in the water. The chef comes for the dinner you asked for and leaves afterwards. If you would prefer nobody on the grounds at all for a few days, tell us and that is exactly how it will be.

Quiet enough to work

The estate runs on fibre. A typical test on the hill returns 105 Mb/s down, 104 Mb/s up and a 33 ms ping — that is an average day, and it is often better. The upload figure is the one that decides whether a video call holds up, and ours matches the download — so several people can be on calls from different villas at the same time without anyone freezing. Between the connection, the seclusion and eight bedrooms, the hill works as well for a fortnight of heads-down work or a private company gathering as it does for a holiday.

Discretion, as a matter of course

We do not photograph guests, publish names, or discuss who has stayed. Enquiries are answered by the same two people every time, and nothing about your booking goes further than them. If you need a written confidentiality agreement for a group or an event, ask and we will sign one.

Can we have the whole estate to ourselves?

Yes. Booking The Private Estate takes the entire hilltop — all three residences, every pool, terrace and garden, and the one private drive that serves them. No other guests are on the property, and none can be booked alongside you.

Is the estate overlooked by anything?

No. The Sunny Hill sits alone on its own hill, screened by jungle on every side. No pool, terrace, balcony or bedroom is visible from a neighbouring property, a public road or a footpath. There is no passing traffic, because the drive goes nowhere but here.

Where do the security cameras point?

Outward, and only outward. Our cameras cover the approach, the gate and the car parking area — the places that face the outside world. None of them looks into the estate: not a pool, not a terrace, not a window. There are no cameras of any kind inside the villas.

Will staff come onto the property during our stay?

Never without prior agreement. Nobody enters a villa unannounced — there are no surprise visits. Pool and villa cleaning times are agreed with you in advance, every time, and outside those agreed times the hill is yours alone. If you would rather we stayed off the grounds entirely for a few days, say so and that is what happens.

How private are the pools and terraces?

Completely. Every pool and terrace on the hill faces the sea across our own land, with nothing and no one above or beside it. Guests who take the whole estate use it exactly as they wish, and we ask no questions.

Is the internet good enough to work?
