Five bedrooms — from the elegant Sunset Suite to a children’s bunk room — gather around a grand dining room that seats twelve. Set on its own shoulder of the hill above Pool Villa 240°, entirely private, with hornbills nesting in the trees and the coast unrolling below the balcony rail.

Sleeping — five bedrooms, eleven in fixed beds
- New Slumberland Royal Luxury pocket-sprung mattresses on every bed (2026)
- The Sunset Suite — king bed, en-suite, private entrance and sunset terrace
- Bedroom two — king bed and a single
- Bedroom three — double bed
- Bedroom four — two single beds
- The bunk room — bunk bed, made for children
- The beds sleep eleven; ten is comfortable, and up to sixteen with folding and sofa beds, made up before you arrive. The House rate is for all five bedrooms, including the Sunset Suite. If the Suite is already booked on its own for your dates, we offer the House as a four-bedroom home at a lower rate — ask us. Tell us who’s coming and we make up the rooms before you arrive.
Bathrooms & living
- Two bathrooms, one of them the Suite’s own en-suite, so the House suits one family or group

The hill
- The House sits on its own shoulder of the hill above Pool Villa 240°; the beach is across the road from the front gate
- The House has no pool of its own: the infinity pool belongs to Pool Villa 240°, and comes with the House when you take the Private Estate
- Hornbills nest in the trees; expect the occasional gecko and a great many cicadas

Arriving
- Check-in from 2 pm (until 9 pm); check-out by 11 am
- Met at the villa by our staff, or self check-in if you land late
- ≈ 50 min from Trang Airport, ≈ 1 h 15 from Krabi — private transfer included when you book direct
Paying
- A 50% deposit confirms your stay, paid by bank transfer, Wise or Revolut; the balance is due 60 days before arrival. Inside 60 days, the stay is paid in full to confirm
- If the balance is not paid on time the dates are released and the deposit is not refunded
- ฿20,000 refundable security deposit at check-in, returned within seven days of departure
- Change of plans? Until 60 days before arrival, move your stay to any available future dates free of charge (you pay only any difference in rate); payments are non-refundable
Good to know
- Housekeeping is included: ask for it as often as you like and our cleaners come as soon as they can, subject to their workload
- Rate is per house, per night, not per person; electricity, water and Wi-Fi included on every stay
- Free parking on the grounds
- Our family lives in a separate house on the estate, so help is minutes away
